A mere 18 months after a devastating recession led to widespread foreclosures and plummeting values, San Francisco’s office investment market has heated up to the point where some industry players are questioning whether values are climbing too quickly. With investors shelling out over $1.2 billion for San Francisco properties in 2010, the activity is three times the $340 million in assets that traded hands in 2009, and about 20 percent higher than the 2008 transaction volume. Furthermore, the Silicon Valley is on pace to exceed $1 billion of commercial real estate volume during the first half of 2011. With these numbers racking up, and fundamentals appearing to stabilize, are we headed into a new bull market, a fractured world of “haves and have nots” or is this just a head-fake and are we in for more uncertainty or worse yet, a double dip?

Dennis Sidbury | Senior Vice President, NorthMarq Capital, LLC

Dennis joined NorthMarq’s San Francisco office in May 2004. Prior to joining the firm, Dennis was employed with Northwestern Mutual Life Insurance Company’s San Francisco Real Estate Investment office where he was an investment officer active in both debt and equity production. Prior to Northwestern, Dennis worked with Prudential in San Francisco for ten years, including roles in the real estate equity and debt asset management groups, hotel investing, and loan origination department. Dennis currently serves on the Board of Directors of the California Mortgage Bankers Association and is an active member of the Bay Area Mortgage Association and other industry trade groups. He earned his BS and an MBA from the University California Berkeley’s Haas School of Business.

Grant Lammersen  |  Cushman & Wakefield

Grant Lammersen joined Cushman & Wakefield in 2000 as an integral member of the Northern California Capital Market’s Group. Grant’s duties include business development, property marketing, property underwriting and valuations. Over the past 10 years Grant has completed over $4 billion in investment sales, property types included Office, Retail, Multi-Family and Industrial located in throughout California and the Pacific Northwest.

Prior to joining Cushman & Wakefield, Grant worked as a Mortgage Broker with LoopLender (LoopNet’s financing division) where he helped to establish and maintain correspondent relationships with national investment banks and life insurance companies. Prior to LoopLender, Grant worked as a Mortgage Banker at Plaza Realty Advisors (Prudential exclusive advisors for their PRU-Express product) where he originated and secured over $1 billion in debt for multi-family, office and industrial properties. Grant began his career as an analyst with CB Richard Ellis Financial Services Group in 1997. He has vast experience with all real estate product types and has facilitated equity and debt transactions worth billions of dollars.

Grant holds a BA with a concentration in finance from The College of William and Mary in Virginia.

Dan Wald  |  Director/Partner, Terranomics

Over the past ten years, Dan Wald and his retail investment team have closed 72 retail investment transactions with a total sales consideration of over $1.275 Billion, comprising over 8,650,000 square feet. These properties have encompassed the Greater San Francisco Bay Area, Sacramento, Los Angeles, and the Central Valley markets, as well as Nevada and Arizona. Dan has a BAdegree in economics from the University of California, Santa Cruz.

Greg Cioth  | Managing Director, Eastdil Secured

Mr. Cioth joined Eastdil Secured in 2005 after 13 years at Colliers International in San Jose. He runs the Silicon Valley office for Eastdil Secured and has grown their presence tremsndously in the Valley over the past 6 years into the most successful office investment sale group in 2009 and 2010, completing 56% of all investment sales greater than $25 million in the Silicon Valley in 2010.
